LEAD Construction also offers Construction Management (CM) services for clients. To better explain, a capital project is made up of three parties (excluding the CM):
The owner, who commissions the project and either funds the project directly or finances it through a variety of methods.
The architect/engineer, who designs the project.
The general contractor, who oversees day-to-day operations and manages subcontractors.
As the CM, LEAD Construction represents the owner’s interest and provides oversight over the entire project directly for the owner. Our mandate is to work with all parties to deliver the project on-time, within budget, and to the owner’s standard of quality, scope, and function.
Most of our clients are not developers or contractors by trade so LEAD can step in and provide that expertise. We can represent our clients and make sure that they are being treated fairly throughout a project. This includes monitoring schedules and ensuring contingency plans are in place to keep on track. LEAD will also review all pricing and construction documents to ensure that our clients are getting what was promised and what is required for their operations. As a CM, we can also assist with setting up utilities, purchasing furniture, and finishing selections. Essentially, we become an extension of our client’s team and we guide all consultants in accordance with their goals.
