PRE-CONSTRUCTION SERVICES
The most important step of your next construction project is before a single shovel of dirt is dug on-site. We believe preparation is the key to success through our pre-construction services. These services can be broken down into two stages: Conceptual & Pre-construction.
CONCEPTUAL
The goal of the conceptual phase is to establish the size and shape of a building—that is, how it basically looks and operates.
Design concept
Outline Specifications
Accommodation schedules
Costing plan
Options for procurement
Program and strategy phasing
Construction logistics
LEAD Construction is able to provide conceptual estimates for most projects prior to a penny being spent on design or site investigation. Utilizing our past experience including historical data, current market conditions, and input from key trades, we provide extremely detailed budgets with very limited information. In some cases, all it takes is a short conversation for LEAD to provide an extremely accurate budget and construction plan. This allows clients to fully understand the overall magnitude of the project prior to spending money to purchase land, on-site investigations, and design firms.
PRE-CONSTRUCTION
Although these steps aren’t often thought of as part of a construction, they are actually integral components to a successful project. We simplify the pre-construction phase for our clients by focusing on three main steps:
A detailed project scope
Setting a budget
Setting a schedule
There are other key items that fall under this trio that require special attention from our team of construction experts.
These include overall planning for site logistics, constructability analysis and developing contingency plans based on potential risks. Additionally detailed project schedules are built including project phasing if required. LEAD puts time up-front to ensure that all subcontractors are pre-qualified, meaning that the trades on-site have the skills as well as financial stability to finish the project. During this phase LEAD is also managing competitive bidding to ensure that their clients are getting the best value for every dollar spent on the project. LEAD can also manage the permitting process for most projects.
